Renovation of the Duguid House

When making a regular maintenance call at Country Club Village, it was brought to our attention an unoccupied freestanding, single family residence, that had been leased as a residential/home office space by an attorney for the past 15 years badly in need of updating. Recognizing this as a potential income opportunity for the property, we worked with the board outlining what could be refurbished to increase value. With the go ahead, we took the once dilapidated, low ceiling, single bath 1830’s farm house, with problematic plumbing, outdated kitchen, obsolete main bath, small main rooms and 2 dark small bedrooms; we created a bright, spacious, updated space that would be attractive to either as single family home or as a business office/home office rental. All this increased the income potential 40%. The updates and services provided include, but weren’t limited to:

  • Designing and managing the project from start to finish, working with contractors to complete the entire renovation on budget and within 10 weeks.
  • Reconfigured house for better space usage and flow, while maintaining unique 1830’s charm:
    • Accommodate more light in bedrooms by taking out low ceilings’ putting in vaulted ceiling with sky lights
    • Added half-bathon first floor
    • Redesigned upstairs bathroom with new tile, sink, fixtures, etc.
    • Created full laundry room on 2ndfloor
    • Restored cabinets and updated counter in kitchen
    • Restored hardwood floors
  • Updated plumbing and electric to code
  • Plans to revitalized lawn and front entrance
